A QBCC licence is needed for building work over $3,300 — but guttering and downpipes connected to stormwater are classified as drainage, and drainage requires a licence at ANY value.
So a $400 length of gutter legally needs a licensed person, while a $3,000 roof patch might not. Most homeowners have this backwards, and so do some of the people quoting on it.
Debris is the obvious one, and in Brisbane's leafy inner suburbs it's most of it. But gutters also overflow because they've sagged and lost their fall, because the downpipes are undersized for a Brisbane downpour, or because the underground stormwater line is blocked.
Cleaning fixes the first. It does nothing for the other three, which is why some gutters overflow again a fortnight after being cleaned.
Water going over the back of the gutter runs down the fascia and into the eaves. On a timber home that means rot in the fascia and barge boards, and it is far more expensive to fix than the guttering was.
If water is coming over the back rather than the front, treat it as urgent rather than cosmetic.
