The mortar bedding under the ridge and hip capping cracks and washes out over about fifteen to twenty years in this climate. Once it goes the caps move, water gets under, and the timbers below start to suffer.
Re-bedding and repointing is the single most common tile-roof job here. It's priced by lineal metre of ridge, and it genuinely extends the roof's life rather than just looking better.
Hail is the biggest cause. The second is foot traffic — a tile roof must be walked in specific places and antenna installers, solar fitters and pest inspectors frequently don't know where.

The metal channel where two roof planes meet collects everything the roof sheds — leaves, grit, water — and rusts through from underneath while looking fine from the gutter.
Replacing valleys means lifting tiles along both sides, which is why it costs more than the part suggests. It's also why it gets left too long.
Terracotta is on most pre-war and interwar Brisbane housing, doesn't fade, and is brittle — hail cracks it and matching an old profile can be difficult. Concrete is on post-war stock, fades noticeably, and is more forgiving of impact but more porous with age.
