The $3,300 rule

A QBCC licence is required for building work valued over $3,300, including materials and labour. In practice that covers essentially every roof repair worth doing, and every restoration and re-roof without exception.

Below that figure, general building work can be done unlicensed — but very little roofing lands there.

Guttering ignores the threshold entirely

Drainage work requires a licence at ANY value. Guttering, downpipes and anything connected to stormwater is drainage.

So a $400 gutter replacement legally requires a licensed person while a $3,000 tile repair might not. This catches people out constantly, and it's the single most useful thing on this page.

Three different classes

**Roof tiling** covers cutting and fixing tiles, battens, flashing, sarking and skylights. **Roof and wall cladding** covers metal sheet roofing. **Roof plumbing** covers flashings, box gutters, stormwater guttering, downpipes and valley iron.

A licence in one is not a licence in another. If your job spans roof and gutter, ask which classes they hold.

Why it matters more here than on most trades

Unlicensed building work is not covered by the Queensland Home Warranty Scheme. And an insurer assessing a storm claim can decline it where the repair was carried out by someone not licensed to do it.

The QBCC register is free and public. Search the licence number before work starts — after a hailstorm, when unfamiliar operators are door-knocking, it is genuinely worth the two minutes.
