What a proper inspection covers

The roof surface, ridge and hip capping, valleys, flashings and penetrations, gutters and downpipes, and the roof space from inside — timbers, sarking, and any evidence of past water entry.

You should get photographs and a written scope. An inspection conducted from the ground with binoculars is not an inspection.

After a storm

Worth doing even when nothing looks wrong, because hail damage is frequently invisible from below and gets harder to attribute to a specific event as months pass.

A dated report shortly after a named storm is considerably more persuasive to an insurer than the same report a year later.

Before you buy

A building and pest inspection often notes the roof only in general terms. On a Queenslander with original iron, or a tile roof with tired capping, a specific roof report can be worth many thousands in negotiation.

It is the one part of the house the buyer almost never sees.
