What's actually included

High-pressure clean, replacement of broken tiles, re-bedding and repointing of ridge and hip capping, then a primer and two coats of membrane.

The re-bedding and repointing is the part with real structural value. The coating seals porous concrete tiles and makes the roof look new, which matters if you're selling.

What it does not fix

Rotten battens. Failed valley irons under the tiles. Structural sag. Rust on an adjacent metal section. A leak whose source hasn't been found.

Restoration is maintenance and presentation, not repair. If you have a leak, fix the leak first — coating over a problem hides it for a season and no longer.

Where it's genuinely worth it

A concrete tile roof fifteen to twenty-five years old, structurally sound, with tired capping and faded tiles. That roof gets real life extension and a large cosmetic improvement for $3,500 to $9,000.

On terracotta the case is weaker — it doesn't fade the same way and many roofers will tell you it doesn't need coating at all. Be suspicious of anyone insisting otherwise.
