Do this before anything is touched

Photograph the roof from the ground on every elevation, photograph any debris where it landed, and photograph inside — ceilings, walls, and anything that got wet.

Insurers routinely ask whether the roof was already deteriorated. Photographs taken before anyone climbs up or throws a tarp over it are the strongest evidence you will ever have that the storm did it.

Why hail damage hides

Hail cracks concrete and terracotta tiles without dislodging them — the roof looks intact and leaks six weeks later. On metal it dents the sheet and breaks the protective coating without puncturing, so rust starts in dozens of places at once.

Neither is visible from the driveway. After a significant hail event an inspection is worth doing even if nothing is obviously wrong, because attribution gets much harder with time.

Make safe first, repair second

If water is actively entering, a tarp or temporary patch stops the damage getting worse and is a legitimate claimable cost. It is not the repair and shouldn't be priced as one.

Be wary of anyone who turns up uninvited after a storm offering to fix it immediately for cash. Storm-chasers are a real thing in Brisbane and the QBCC register is the fastest way to check whether they're licensed.

What the claim needs

A written report separating storm damage from pre-existing wear. Photographs. A scope of works. The contractor's licence details.

Unlicensed work gives an insurer grounds to decline, so the cheap quote from someone who can't produce a licence number can cost you the entire claim.

Indicative pricing

Where this job typically sits. Access is usually a bigger cost driver than size.

JobIndicative priceWhat moves it
Roof inspection and written report$150 – $400Often credited against the work. Worth paying for on its own if you're making a claim.
Leak trace and repair$300 – $900Finding it is most of the job. A leak rarely enters where it appears inside.
Replace broken/slipped tiles$250 – $650Per section. Matching an older terracotta profile can add to it.
Ridge capping re-bed and repoint$1,200 – $3,500The most common tile-roof repair. Priced by lineal metre of ridge.
Storm and hail damage repair$800 – $8,000Enormous range — depends whether it's a few tiles or a whole elevation.
Gutter replacement$45 – $90 per metreLicensed drainage work at any value. Includes brackets and fall correction.
Downpipe replacement$150 – $400 eachMore where it connects to underground stormwater.
Metal roof screw replacement / re-fastening$800 – $3,000Very common on older Queenslanders. Much cheaper than re-roofing.
Roof restoration — tile$3,500 – $9,000Clean, re-bed, repoint and coat. Cosmetic plus sealing, not structural.
Full re-roof — tile to Colorbond$15,000 – $35,000Depends on size, pitch, access and whether battens need replacing.
Skylight or whirlybird install$400 – $1,200Each, fitted and flashed.
Emergency tarp / make safe$300 – $900After hours during storm season. Buys time until a proper repair.

Prices are indicative only. What a roof costs depends on its type, its pitch, access, how much of it is affected and whether the damage runs into the battens or ceiling. You get a firm written price after an inspection.
